Rates and Policies

Our Rates

Rates are for the season starting June 2002 in the guest lodge. Limited to 6 rooms.
Lodging per person based on double occupancy	$265.00 per night
Lodging per person based on single occupancy	$400.00 per night
Children under 12 if lodging in the same room as parents Full rate applies if in a separate room.	$125.00 per night
Ask about special rates for your next family reunion or a secluded corporate retreat.
Rates are subject to 4% sales tax.

Prices Include:

	Three gourmet meals daily
	Hosted Happy Hour and Fine Wine with Dinner
	Private Stream Fly Fishing (Unguided)
	Use of the Spa Facilities
	Access to Hiking and Riding Trails on Property and the adjacent Routt National Forest.
	Daily Domestic Service
	Activity Coordinator
	Unlimited Scenic Beauty and Fresh Air

Not Included:

	Fishing or Hunting Licenses
	Small charge for Trap Range
	Transportation to Ranch (Transportation may be provided from Walden Airport if you fly your own aircraft)

Ranch Policies

Check In/Out

Check in time is at 3PM. Check out time is at 11AM

Reservations and Cancellations

A deposit, totaling 50% of your total is required, with the balance being due 45 days before your arrival at the ranch. Any cancellations before 45 days of your expected arrival will be fully refunded. We suggest that reservations be arranged in advance in order to insure your preference of dates, particularly during our busiest season, July 1-September 15. Reservations made during the summer months must be accompanied by full payment. There will be no refunds for booked days after that period unless the space is filled.

Be sure to check with your physician before coming to the ranch to make sure that you are capable of handling the altitude (8,500 ft.). Because of the small number of guests we can accommodate, we are unable to offer refunds for health reasons.

Smoking

There will be no smoking within the facilities of the ranch except on the observation decks of the lodges. To accommodate all of our guests, during inclement weather, a designated smoking area will be available.
